The following is the criteria for qualifying as a resident:
 

A separate rental application must be fully completed, dated and signed by each applicant and co-applicant over 18 years old. Each applicant must pay an application processing fee of 50.00.

Photo ID is required for each application.

Minimum of one-year verifiable rental history, present and past. First time renters may qualify if sufficient income is met and co-signer. Co-signer must meet all the criteria, complete and sign a rental agreement.

Employment and monthly income must be verifiable, past and present. At least 6 months with current employer.  Sufficient income (suggested 3 times the amount of rent monthly).  Copies of last 4 pay check stubs.

No smoking is allowed inside all properties

Rental insurance is required. You may obtain your own through your auto agent.

All rents are auto debt from a checking or savings account

We have a NO TOLERANCE DRUG POLICY
 
Reason application will be disqualified:

Not filing out an application completely or falsification of information on application by an applicant
Insufficient income. Having unpaid utility bills on your credit
Having poor rental history

Eviction
Poor house keeping
Destructive behavior
Nonpayment or several late rent payments
Broken lease or landlord leans
Drug use?

 Have no rental history and unable to provide a Co-signer
Criminal conviction history of violent or sexual offenses
Unable to provide 1st month’s rent and the security deposit.

We report tenant rental history to a tenant screening data base. Your payment records and compliance
